Strategic Repositioning

We do thorough market analysis to develop the best repositioning strategy. This may include converting units from one care type to another or creating a new product/sub-brand.

By analyzing the senior living market in Florida’s greater village’s region, we discovered an increased demand for upscale Assisted Living units. We converted underutilized Memory Care units into a new “club level” sub-brand known as The Bellwether Suites at The Willows. Residents now have a private club lounge, coffee bar/bistro, wine bar and private patios. Suites include the highest standards in safety, open floor plans, and upscale finishes.

Concept Development

Based on a campus’s needs, our design team curates a design that aligns with the market repositioning, while the marketing team creates a buzz around these future renovations.

Significant renovations to living spaces and lobby area, plus construction of a new cocktail bar and lounge transformed and elevated this community located in a quieter area of central Florida. Not only did the design streamline the working environment, the stylish aesthetic boosted The Reserve at Citrus to another level of living. The introduction of leather and wood rustic materials paired with lush botanicals and pops of orange brought a Floridian flair, much like an inland estate home to a tropical sophisticate.

With a 150% increase in units from June to July and occupancy soaring from
45 to 2,900, post-transition 2023 saw unprecedented growth.

We generated more qualified leads which led to higher ratios of Prospect-to-Tour and Tour-to-Move-In from June through November. We also reduced the use of agencies from 6 communities down to 1.
